Commercial Retrofit

24/25 South Mall is an existing 1960's era commercial office space located in the centre of Cork City. Firstly, compliance with TGD B,K,M and L was required. Demoliton drawings were completed and a miniumum increase in lettable of 11% was required as part of the brief. A focus on sustainablity  was achievd by procdecing in a fabric first approach specifying high performance componetns and elements within the facade. The extension was co nstuced of CLT and Glulam beams with the CLT panels placed via platform construction method. Once TGD  L requirements had been satisfied then the design had to altered to meet EnerPHit standards.
